Plain and simple: the new ONPHA sample lease

gp_550ONPHA has developed a new plain language version of our sample lease that’s easier for tenants of all literacy levels to read and understand. The lease eliminates as much industry jargon as possible and is suitable for all types of housing providers and for tenants paying rent-geared-to-income or market rent.

Easy to follow instructions help you customize the lease according to your service or operating agreement as well as the policies of your organization. We have also added icons to help readers quickly identify content, as well as space for tenants to initial that they have read and understood each policy.

In the new sample lease package you will find:

  • Instructions
  • A tenant handout called “Reporting Your income”
  • An addendum for additions to the household or to make policy changes
  • Lease Schedule for projects under the Affordable Housing Program (AHP)

A legal review of the lease was conducted by Doug Levitt of Horlick, Levitt, di Lella LLP, who specializes in landlord-tenant legal issues. However, before you start to do any work on a new lease, make sure you check with your service manager. They may have additional lease requirements.

Special thanks to Centretown Citizens of Ottawa Corporation (CCOC) for sharing their lease which was the inspiration for this new version.
